Effective Date: March 1st, 2026 iHuus, Inc. (“iHuus”, “we”, “us”, or “our”) builds foundational geospatial data infrastructure and Neighborhood Intelligence. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit our website (ihuus.com), use our consumer map, access our APIs, or interact with our Managed Context Protocol (MCP) servers (collectively, the “Service”).

1. Information We Collect

To power our spatial intelligence engine, we collect data at multiple layers of interaction:
  • Information You Provide: Account details (name, email, password), billing information, and any direct communications or support requests.
  • Behavioral & Intent Data (Zero-Party Data): When you use our consumer map, we track your search queries, filter configurations, property views, saved neighborhoods, and geographical areas of interest.
  • API & Developer Telemetry: For developers and enterprise users, we log API call volumes, query structures, MCP server interactions, IP addresses, and integration telemetry to monitor performance and usage limits.
  • Automated Device Data: We automatically collect standard web analytics, including device type, operating system, browser type, cookies, and precise or approximate geolocation data based on your IP or device settings.

2. The iHuus Data Flywheel & Derived Intelligence

iHuus is an AI-first data company. A core function of our Service is synthesizing real-world human behavior to improve our foundational geospatial datasets. By using the Service, you explicitly acknowledge and agree that:
  • We use your behavioral and intent data (e.g., how you evaluate a neighborhood’s visual appeal, which risks you filter out, and where you focus your searches) to train, calibrate, and improve our proprietary AI models and the iHuus Neighborhood Intelligence Index.
  • Any aggregated, anonymized, or synthesized intelligence derived from user interactions is the sole and exclusive property of iHuus, Inc. We own these derived models and insights outright, and they may be incorporated into our B2B products, APIs, and Enterprise offerings.

3. How We Use Your Information

We use the collected information to:
  • Provide, operate, and maintain the Service (including map rendering and API access).
  • Process transactions and manage your subscription limits.
  • Fuel our foundational spatial index and improve the accuracy of our AI agents.
  • Detect, investigate, and prevent fraudulent transactions, API abuse, scraping, and other illegal activities.
  • Communicate with you regarding product updates, security alerts, and administrative notices.

4. How We Share Your Information

We do not sell your raw, personally identifiable information (PII) to data brokers. However, to operate our infrastructure and business model, we may share information in the following ways:
  • With Service Providers: We share data with third-party vendors who provide cloud hosting, payment processing (e.g., Stripe), and analytics on our behalf.
  • Aggregated/Anonymized Data: We share fully anonymized, aggregated behavioral trends (the “derived intelligence” mentioned in Section 2) with our Enterprise and B2B API customers.
  • Realtor & Brokerage Referrals: If you access iHuus via a white-labeled or branded link provided by a real estate professional, we may share your usage activity on that specific link back to the referring professional.
  • Legal Compliance: We may disclose your information if required to do so by law, subpoena, or if we believe it is necessary to protect the rights, property, or safety of iHuus, our users, or the public.

5. Cookies and Tracking Technologies

We use cookies, web beacons, and similar tracking technologies to track activity on our Service and hold certain information. You can instruct your browser to refuse all cookies, but if you do not accept cookies, you may not be able to use certain features of our map or developer portal.
